Routine Property Inspections

We conduct regular, scheduled inspections to help keep your property in excellent condition while you are away.

What We Inspect:

• Exterior:

  • Doors, windows, and locks for signs of damage or forced entry.

  • Landscaping, irrigation systems, and drainage.

  • Driveways, walkways, and exterior lighting.

  • Condition of the roof, gutters, and downspouts - Visual Inspection from Ground level.

  • Secure mail and/or packages.

  • Signs of rodent or insect damage.

  • Inspect pool and/or spa area for obvious issues.

• Interior:

  • HVAC systems for proper functioning.

  • Obtain accurate temperature and humidity levels

  • Plumbing for leaks, water pressure, and signs of water damage.

  • Electrical systems, including outlets, light fixtures, and circuit breakers.

  • Appliances and water heaters for wear and performance.

  • Signs of insect or rodent intrusion.

  • Visual inspection for mold or mildew.

  • Security systems for operational status.

Pricing for Routine Property Inspections starts at $40.00 per visit, and will depend on the type of property and square footage.

*We recommend weekly inspections. In fact, many Homeowners Insurance Policies have requirements regarding unoccupied homes. It is strongly recommended that you verify what your policy requires.

**We require a minimum of two inspections per month in order for us to regularly service your property.

Emergency Response Services

When unexpected events occur, such as storms, power outages, or break-ins, we are on-call to assess the situation and address immediate concerns.

What We Do:

• Conduct a thorough property inspection to assess damage.

• Photograph and/or record issues for a complete report.

• Coordinate with local contractors for emergency repairs.

• Communicate with you promptly to provide updates and options.

Vendor Coordination

We can provide access and oversee maintenance and repair work on your behalf.

What We Manage:

• Scheduling routine services like lawn care, pool cleaning, and pest control.

• Monitoring and communicating with contractors during repair work.

• Checking to see if work is completed to your satisfaction.

Pre-Arrival & Post-Departure Services

We can prepare your home for your arrival and secure it after your departure.

Pre-Arrival Services Include:

• Turning on HVAC systems and adjusting temperatures.

• Stocking groceries or other requested items.

• Checking all Appliances for operational status and cleanliness.

• Other items tailored to your property's unique needs.

Post-Departure Services Include:

• Securing all windows and doors.

• Turning off unnecessary systems.

• Cleaning and maintenance tasks.

• Other items tailored to your property's unique needs.

Concierge Services

• Package pick up and Mail Forwarding.

• Keyholder Services.

• Water and Air Filter Replacements.

• Smoke Detector and Battery Replacement and Service.

• Cleaning Service.
